La Jolla - Cliff HouseLocated on the historical Gold Fish Point Bluff at La Jolla’s Cove, the Cliff House sits on a 13,000 square foot site with incomparable, unobstructable ocean views, while being just steps from the Village center of restaurants and shops. BWP acquired interest in the property and is implementing a re-development plan for the site. The target date for completion and disposition is in the Spring of 2008. BWP Development structured bank financing, architectural planning, construction management, and marketing for the project. Beacham Construction, for 35 years a preeminent custom home builder in San Diego, is general contractor.

La Jolla - KearsargeBWP and its investors acquired 1745 Kearsarge in 2005. The 1925 Edgar Ullrich home is of Historical quality and is located in La Jolla’s Country Club area on two legal parcels. BWP spearheaded an aggressive plan which included the site’s Historical designation (accomplished in 2006), with the unanimous support of San Diego’s Design Assistance Subcommittee. The Historical home will be moved on the site, creating a developable second lot. Plans and Coastal Commission approval for the development of two homes are pending. Ground break-ing is schedule for Fall of 2007.
